Contact Us

Most contact pages tell you to “reach out” and leave it at that. We’d rather
be more specific about when a conversation with us is worth your time.

We work with business leaders who’ve started to suspect their space is working
against them — not for them. Sometimes that shows up as a lease renewal
deadline that feels more like a threat than an opportunity. Other times it’s a
quieter frustration: a team that’s supposed to collaborate but sits scattered
across two floors, or a layout that made sense three years ago but doesn’t
match how anyone actually works anymore.

Michael Torres built his career in operational consulting — designing systems
that stripped waste out of business processes. What he kept running into was
a blind spot: companies would optimize every internal workflow, then sign a
seven-year lease without the same rigor. The real estate decisions were
disconnected from the operational ones. That gap is what HolistCTM now exists
to close.

We help you align your commercial space with how your business actually
operates. That can mean smarter lease negotiations, better space planning,
or simply understanding your options before a broker narrows them down
for you.

When you should get in touch

You don’t need a consultant for every real estate question. But you might benefit from a conversation if any of these sound familiar:

  • Your lease is coming up for renewal and you want to
understand leverage points you haven’t considered — beyond just the rent.
  • You’re planning to expand, consolidate, or reconfigure
and want to model how operational changes translate into space requirements
    (instead of just guessing).
  • Your space feels like it’s limiting your team — poor
flow, underused areas, or a layout that fights the way people collaborate.
  • You’re evaluating build-out costs or tenant improvements
and need someone who can weigh long-term operational value against
    short-term construction budgets.
  • You suspect you’re overpaying for space you don’t fully use
and want an honest analysis of your utilization before re-committing.

Reach out directly

This site doesn’t run on a big team. When you send a message, it reaches
Michael personally — not a generic inbox, not an assistant, not a sales funnel.
You’ll get a thoughtful response, usually within a business day or two.

You can write to us at:
[email protected]

If you prefer, use the form below. It’s simple on purpose. Tell us a little
about your situation, and we’ll take it from there. No strings attached,
no pitch deck waiting in the wings. Just a conversation about whether we can
help.

What happens after you reach out

A quick outline so there are no surprises:

  • First, we’ll read your message carefully and assess
whether your situation matches what we’re good at. If it doesn’t, we’ll
tell you honestly — and try to point you in a helpful direction.
  • If there’s a fit, we’ll schedule a brief call to dig
deeper. No formal presentation. We’ll ask about your business operations,
timelines, and the specific pressures you’re facing.
  • From there, we’ll outline a path forward — which could
be a one-time analysis, advisory through a lease negotiation, or a phased
space planning engagement. Whatever makes sense for your pace and your
    challenges.

There’s no cost for the initial conversation, and no commitment implied.
We’ve been on the other side of these calls ourselves — we know you’re not
looking for a sales experience, just clarity.

A note on location

We work across the U.S. and occasionally with international clients navigating
U.S. commercial markets. Our base is in Austin, Texas, but our engagements
are built around your timeline and your site — not ours. Most of our work
happens remotely, with on-site visits when they add value.

If you’re not sure whether your project geography matters, ask. It usually
doesn’t.
