HolistCTM started with a simple question: why do so many smart operational decisions get undermined by the spaces where work actually happens?

Who’s behind HolistCTM

My name is Michael Torres. I spent over a decade in B2B automation and consulting, designing systems that helped businesses move faster and waste less. I loved the clarity of a well-built process—the way it removed friction and let people focus on work that mattered.

But I kept running into the same wall. A company would streamline its digital workflows, cut approval times, integrate its tools—and then watch productivity stall because the physical environment fought every gain. Desks sat empty while meeting rooms were chronically overbooked. Leases locked teams into layouts that made collaboration harder. Facility decisions happened in a separate silo, disconnected from how the business actually operated.

That pattern was too consistent to ignore. It pushed me to look beyond software and process maps, into how physical space shapes performance. I started studying smart building technologies, space utilization analytics, and workplace strategy—not as abstract topics, but as practical levers that could be tuned with the same rigor I’d applied to digital systems.

Today, I write here about commercial real estate and business space management. The blog covers property selection, space optimization, tenant improvements, lease negotiation, and the intersection where operations meet real estate.
